The property will be sold “as is” with no warranties, either expressed or implied, except as to Seller’s warranty of good and unencumbered title, possession at settlement, and otherwise as required by law. Deposit on the day of auction will be10% with cash or check of the high bid due immediately after conclusion of auction. We accept cash or check with bank letter of guaranteed funds. Balance due at closing within 45 days at which time a deed will be delivered. A 10% buyer’s premium with will be added to the final hammer price. All information derived from reliable sources believed to be correct, but not guaranteed. Buyers shall rely entirely on their own judgment and inspection. Announcements from the auction block take precedence over any previously printed material or any other oral statements made. Linkous Auction Group is acting exclusively on behalf of the seller in this transaction. All property is sold “AS IS”, and ALL SALES ARE FINAL. Property is open to thorough public inspection. It is the Bidder’s responsibility to determine condition, age, genuineness, value or any other determinative factor. In no event shall Linkous Auction Group be held responsible for having made or implied any warranty of merchantability or fitness for a particular purpose. Bidder shall be the sole judge of value. Bidder acknowledges and understands that this service may or may not function correctly the day of the auction. Under no circumstances shall Bidder have any kind of claim against Linkous Auction Group or anyone else if the Internet service fails to work correctly before or during the auction. Linkous Auction Group will not be responsible for any missed bids from any source. Internet bidders who desire to make certain their bid is acknowledged should use the MAX-bidding feature and leave their maximum bid 24 hours before the auction Ends.
